The Boldt Company develops outpatient facilities that are more than wellness centers, medical office buildings or ambulatory care centers. We view these facilities as “core assets” to the health system and a relationship-building bridge to the community.

Our first priority when taking on a new assignment is developing an understanding of the market and the unique goals and financial requirements of our client. We study the competing facilities and the physician market and develop a project concept and leasing approach that adds value for all of the project participants. Tenants are offered ownership options that provide them with financial flexibility while aligning their interests with the long-term success of the project. The health system’s vision and strategy are executed with limited investment on their part.

We work with the health system to identify complementary tenants and absorb the lease-up risk associated with executing the project.  The flexibility we offer in lease structures helps align the interests of physician practices with the goals of the project and the health system.

In this spirit of collaboration, we allow the health system to maintain control of the project through approval of the architect, contractor, and allowed uses in the facility.  When the ribbon is cut, the outpatient facility will have a look, feel, and culture that complements the community and is representative of the health system.
